The Sr. Financial Analyst-Corporate Finance will primarily support the Capital Markets and Real Estate teams and work closely with senior team members in Accounting, Operations, Engineering, Marketing, and Sales across the global Serverfarm organization.

As the Sr. Analyst, you will contribute to the analysis of company financial results, corporate budgeting process, investor and lender reporting, and projection of capital needs. You will support the data center acquisition, development, and asset management functions by providing financial underwriting support and assistance with investment memorandums. You will become an expert using and maintaining the corporate operating financial model and individual and portfolio transaction models.

Essential Functions

  • Help prepare presentations for senior management and the Board of Directors and provide analyses to assist with strategic decisions
  • Assist in evaluation and implementation of capital projects and strategic initiatives by performing analyses such as ROI, market sizing, benchmarking, etc.
  • Become an expert in the Serverfarm corporate operating model and acquisition model
  • Create financial models for scenario analysis regarding potential business decisions
  • Deliver and craft high-quality presentations for senior executives and business partners
  • Perform continuous market research of global data center providers and create market profiles
  • Assist in the coordination of due diligence meetings and preparation of executive presentations for investors and lenders
  • Perform monthly, quarterly, and annual reporting obligations and seek process improvement opportunities to enhance reporting and analytics
  • Author investment memorandums
  • Assist with special financial and business-related studies and partner with other departments in preparing analyses, including financial modeling of business cases
  • Collaborate and coordinate with stakeholders across the company in the development and execution of key projects and initiatives
  • Perform other duties as required.

Preferred Qualifications

A strong candidate will have a track record of impacting and influencing business decisions and presenting to senior business audiences. He/she will be a resourceful, fact-based strategic thinker with a strong financial acumen and grasp of corporate finance fundamentals, including proficiency with Microsoft Excel and experience building and maintaining financial models.

Requirements include:

  • Bachelor’s degree in Finance, Accounting or similar field is required
  • 2 – 5 years of experience in corporate finance, financial planning and analysis
  • Strong analytical skills with high attention to detail and accuracy
  • Ability to construct, apply and analyze complex financial models in Excel
  • Strong written communication skills developing high-level analysis summaries
  • Strong time management, organization, and interpersonal skills
  • Ability to handle multiple projects at one time and work in a high-volume, fast paced transaction-oriented environment
  • Growth oriented mindset, desire to learn and share knowledge to help others succeed

The Director EMEA Real Estate Acquisition and Asset Management position will lead the identification, negotiation, underwriting and completion process for the addition of new assets to the company’s portfolio.  This position will also be responsible for maintaining detailed knowledge of all assets in the EMEA portfolio to support investment and capital market decisions.  The position will be supported by close interaction with senior team members in Real Estate, Engineering, Sales, Operations and Capital Markets across the global Serverfarm organization.

Essential Functions

  • Acquisitions
    • Lead acquisition activity in the EMEA region
    • Evaluate potential acquisition targets for the Serverfarm EMEA growth strategy
      • Acquisition criteria: existing structures, land sites, M&A
      • Market research: coordinate with Serverfarm sales and technical teams to assess market potential; evaluate subscription databases to derive quantitative investment theses.
    • Negotiate acquisition terms and transaction structure with guidance from the Serverfarm Investment Committee
    • Deploy Serverfarm acquisition Excel models for use in evaluating and presenting acquisition targets economic yield potential
    • Review and coordinate technical and legal due diligence with support from Serverfarm in-house Operations, Engineering and Legal teams
    • Prepare internal investment memorandum detailing the business case for presentation to the Investment Committee
  • Asset Management
    • Engage with Engineering, Operations and Business Development teams to create value enhancement strategies and support capital investment decisions
    • Work with Capital Markets team to secure debt financing      
    • Assist in leasing, capitalization and other economic investment decisions
    • Assist with quarterly and annual reporting obligations for facilities in the EMEA region

Preferred Qualifications

A strong candidate will have a demonstrated track record of successful real estate acquisition and asset management experience and the ability to execute a strategic growth plan within the data center sector.  Other requirements include a strong technical/financial background and grasp of corporate finance fundamentals, proficiency with Microsoft Excel and experience working with financial models, ability to work and collaborate in a team environment.   

Requirements include:

  • Bachelor’s degree in Finance, Accounting, Engineering or similar field
  • Minimum of 7+ years’ experience in real estate acquisitions and asset management with strong preference for experience in the data center sector
  • Proficiency with Microsoft Office Suite; advanced Excel skills strongly preferred

Summary

Serverfarm development leads all engineering and construction initiatives related to the deployment of critical capacity across the globe. The team also serves in a support role for Operations, Real Estate, and Sales functions.

Key Accountabilities

  • Ownership of design & construction activities for specific projects located in North America.
  • Ensure that projects are delivered on-time and on-budget without adversely affecting existing operations.
  • Work with the Serverfarm Operations to ensure standards, designs and built projects meet operational requirements.
  • Assembling and conducting tenders for design and construction services.
  • Participate in major incident resolutions in region.
  • Responsibility for ensuring standards are adhered to in the design, implementation, and testing phases for given projects.
  • Oversee onsite technical and construction related activities.
  • Interface directly with customer representatives to ensure compliance with agreed requirements.
  • Communicate project updates internally and externally.
